Looking back this deal was perfect to the concept of Pizza Pub I had in my mind. Maybe one of my partners agreed (or he would not have wrote the checks). I've always appreciated your insight to the mall business.  My goal was to put these in every Macerich Mall. 

I think at this time I stopped being Henry McClure the broker. I saw the a a great opportunity the grow a company and I had a great job as the real estate partner.

It’s awesome that the College hill Pizza Pub sign is bigger than the Westridge Mall sign.     As to the offer…don’t chase the deal based your decision on the real estate and whether it is right for the concept.    Not saying “don’t negotiate for the best deal” but don’t let it cloud the real estate decision…

Attached is the revised proposal. I have also attached a very rough drawing of the Japanese Restaurant concept that we anticipate opening in the other entrance location. This is a drawing of a restaurant that was just opened in New York by the same owner. He is doing a very similar storefront at West Ridge Mall. Although we have a couple of national concepts looking at the same space, we like the College Hill Pizza Pub concept and would like to get this deal done. Why is the such a big deal to me???

When I worked at MaceRich now Americas 3rd largest mall owner; they moved me all over the country to be boots on the ground leasing. Real estate is local in nature and the on site leasing guy is 10 times more effective to the corporate leasing agent in an ivory tower in another city. 

We have a big advantage living in the vary town the corporate leasing is trying to tell us where to locate our business. Let that sink in. 

100% reason for convincing my partners to do this deal was Chris telling me he was moving to Topeka.

Henry, the attached photo is the look that the Japanese Restaurant is doing at West Ridge Mall. This is the restaurant they just opened in NYC and they will do the same look here.

Chris Tilley was the 100% reason for doing this deal in my mind. Simon for the 1st time in history of West Ridge Mall was going to have local leasing; living in TOPEKA. That is the game changer for the mall. Chris boasted about a letter David Simon wrote saying restaurants were the future of the portfolio survival. 

We started out looking at the vacant Bank and the Mall was going to move the nail salon to the corner where they are today. At that time think the Bank space had vacant for over 10 years.

Staci Williams of Petland wanted to move her Fairlawn Plaza shop the West Ridge Mall. Staci asked me to read her new lease. I felt the mall was truly reaching out to locals. Staci introduced me to Chris Tilley of Simon. This was late 2013 in TIME.
